DHA Lahore Market Report August 2016

July has been really rough on real estate sector. The real estate sector was the biggest sufferer after the announcement of taxes and the confusion created by the budget. Resulting in a complete full stop of real estate transactions for an entire month. The confusion is now clear after the talks between Government officials and the real estate representative. The consensus reached is discussed here. Apologies for the late market report but we wanted to wait for a few days to get a crystal clear information about the new taxes. The DHA Lahore Market Report August 2016 is as under :

Present Market Condition

The market responded very negatively to the newly imposed taxes. It wasn’t the taxes but the uncertainly created by the Government which halted all real estate transactions and the market is in a situation of freeze at the moment. There are hardly 20 transactions in DHA Lahore per day as compared to 100 and 120 in normal days.

Most of the real estate investors are just trying to judge which way the market will move. The confusion in the market is gone now about the taxes and there is not much of a change as Government has agreed to most of the demands by the real estate sector. However the taxes have increased roughly by 20 to 30% in residential sector and 30 to 40% in commercial sector.

The real estate market in Pakistan is on a long term uptrend and because of the recent hikes in prices the correction in the market was expected and in our articles even before the tax news we predicted a correction. The taxes and teh uncertainly just acted as a trigger for that correction. This is not a down trend , a down trending market is very different and only an international or local economic major factors can trigger a down trend. This is an expected correction where the market will shift majorly to genuine buying for a certain period of time , the prices will remain stable in most of the sectors specially developed areas during this time . This phase can last from a few months to an year . However for this particular phase in Pakistan we see that it may last maximum till December this year and yes there is a strong possibility of a strong come back by the market before that.

1. Prices in developed areas will remain steady  and we expect a genuine market demand.

2. Un-developed real estate sectors such as 9 Prism , may actually lose quite a bit of investment interest.

3. Market prices will drop in areas where price has hiked because of investment bubble.

DHA Phase 1 to 5

The DHA Lahore Market Report August 2016  for DHA Phase 1 to 5 will be mostly stable.

Keep your eyes and ears open for

News about Pentasquare .

Recommendation

a. Buy commercial for rental purpose.

b. We do not recommend buying in M block in present circumstances specially the commercials.

DHA Phase 6

We do not expect any major price fluctuations in DHA Phase 6 . The prices will remain steady this month . It is a developed phase and has  genuine clients looking to build a house.

Keep your eyes and ears open for

a.

Recommendation

a. Buy residential plots in D, E , F , N blocks at 1 to 1.5 Million less than market price.

b. Good opportunity to buy commercial on Main MB at 5 to 6 Million less.

c. Buy on Mb in L block.

DHA Phase 7

Major correction expected in commercials and a minor one in residential plots. DHA Phase 7 Lahore Market report August 2016 may see a correction in Phase 7 prices over all.

Keep your eyes and ears open for

a. Commercial prices for plots and files may go down.

Recommendation

a. Buy residential if you wish to make your own house.

b. Commercials Files can be bought for a short term trade on dips.

DHA Phase 8

The best buy opportunity in Phase 8 , if you haven’t got a plot there yet.

Do not but in Z Block, which  may see correction in light of the newly imposed taxes.

Broadway , CCA 1 and CCA 2 are already in correction phase after almost a 100% price increase in 1.5 years.

 

Keep your eyes and ears open for

a. Downtrend in Z Block ivy green.

Recommendation

a. Buy residential on dips if you wish to make your own house.

b. Commercials should be bought in Broadway and Air Avenue in selected areas. Contact us for more details.

DHA Phase 9 Town

In DHA 9 Town  the prices will remain rather stable.  Prices of 4 Marla commercials may just remain stable.

Keep your eyes and ears open for

a. Commercial files have increased by 7 Million very quickly as we suggested in the last month analysis. We do not see them rising any further from here on.

Recommendation

a. Surely a buy for mid term trade and enjoy a million or more on just an investment of 5.5 Million.

b. Buy 4 Marla commercial at 320 Lacs.

DHA Phase 9 Prism

The news of increased taxes will effect 9 prism.  DHA Lahore market report August 2016  for phase 9 prism remains negative.

Keep your eyes and ears open for

a. We will not invest in Phase 9 Prism under these circumstances and wait till we are clear about the new taxation system.

Recommendation

a. Sell residential and Sell Commercial .

B. Do not buy in blocks such as A , B and C which are too high. We recommend buying a mediocre plot in 65 to 75 Lacs any where though in 9 prism.

DHA Phase 11 Rahber

Lahore Market report August 2016 for Rahber is a bit of correction in the prices of files of Phase 2 extension.

Keep your eyes and ears open for

a. We have reached the top prices in Rahber as of now.

Recommendation

a. Sell what you have.

    What’s your opinion about investment in DHA Bahawalpur ?

      I will prefer DHA Gujranwalla or Multan for investment. However anyways any kind of investment in DHA is good in my opinion , however some are better than others and that is exactly what is true about Bahawalpur.

    Ain’t investing in files is a bit risky ?

        Sir long back in 2005 some where we invested in bahia town plot files located in rrawalpindi, that was the worst experience the consequences of which we are still bearing.

        • Yes, doing business in Bahria town is a bit more complicated than DHA . Bahria town market can easily be manipulated and controlled. That is not the case with DHA though.

      Yes it is enough amount for these two which major Sb writes above. You can also invest in Dha gujranwala for long term.

    • Dear Saboor,

      If you are looking for a good and safe investment than i do not suggest any other but DHA . In 3.5 Million the best and safest investment i can think of buying 1 Kanal file in DHA Bahawalpur or Gujranwalla . These 1 kanal files will be worth 3 times more in less than 5 years.

      If you want to stay in Lahore than you can buy 5 Marla in DHA Rahber or 9 Prism. Besides them there are a lot of small private societies which can be considered but i do not recommend them because investment in them can be dicey at times.

      Sorry for the belated response , the prices vary from 65 Lacs to 85 Lacs depending on various locations . If you are interested to know more details kindly post your question in discussion forums and our Phase 7 expert will share all details with you.

    1)What about WHT @ 2% on the market value.
    2) What is change expected in CVT and Stamp duty By Panjab Govt

    • Dear Khalid ,
      WHT @ 2% is applicable on the FBR Fair value and not market value . So while it does increase the tax but not really in a huge way .

      No change is expected in CVT and Stamp duty by Punjab Government as of yet.
