While you will have to pay the development charges which will be around 22 Lacs, it is still safe to assume that you will get atleast a 150 to almost 200 % increase in next 5 years if you invest in DHA Multan.
Best Strategy to Buy and Sell DHA Multan Plots and Files
If you are a local resident or living in south Punjab than its best to buy and hold it for long term and sell it after possession or build your own house in future. However if you are not a resident of Multan or any surrounding areas than you should follow any of these strategies.

Usually it is the time when the market is slow and it is hard to find a buyer. You can take advantage of the situation and buy a good location plot and sell it just before possession or may be a little while after that.

DHA Multan master plan has been revealed on 31st July 2019 after successful balloting. The balloting has been done for residential and commercial plots for all files including s of 5, 8, 10, 1 and 2 Kanal residential plots and commercial plots of 4 and 8 Marla.

Phase 1 of DHA Multan is without a doubt huge and that is one of the reasons we have not seen a huge increase in prices of plots after balloting. Specially the balloted commercial plots have suffered greatly due to there locations inside blocks rather than in the main commercial areas or main roads.
As for residential plots we can clearly see that in times to come blocks inside principle collector of 180 ft road will be focus of invetsment. If we do not consider the priority of development the best blocks in years to come will be, B2, D, H,I, K, M, N,Q,R,U, F.
B2 and D block are valuable due to there location near the main entrance, however H,I, K, M, N,Q,R,U will always be central with main commercial activity planned around that area. Block F although not central will provide attraction due to the presence of Golf course.
Expectations after balloting
As explained earlier due to a large number of plots available the increase in price will be restricted in DHA Multan and will not be similar to that of DHA Peshawar. Presently it is not adviseable to sell your plots as the prices in some areas are even below the file price. However over time it is going to change as development happens and possession nears we will see change in market optimism and market will respond positively under the pressure of genuine buyers.
This process can take a bit longer than what we expected earlier and instead of a year we may have to wait for 2 years or so to see your investments grow.
Post balloting strategy to invest in DHA Multan plots
It is best to invest in selected blocks as explained above which are likely to be more central or to be developed earlier. If you are planning to invest in DHA Multan do not expect over night results, it will take atleast a year and may be up to 2 years to get fruitful results. Buying a corner or a park facing plot will yield better results than average plots in this area if you have the budget for it, although they may be more expensive right now as well.
