Bird Eye View Market Analysis April 2016 DHA Lahore

In general the  real estate market of DHA Lahore has been performing very well for the last few years. It has continued to attract investors from all over Pakistan and seems like it will continue to do so during this month as well. Our Monthly Market Analysis April 2016 DHA Lahore is as under:

DHA Phase 1 to 5

DHA phase 1 to 5 continues to attract genuine buyers who wish to build house or either looking for rental income in mature commercial properties. There has been no significant changes in this sector as it is mostly stable and continues to grow steadily.

Keep your eyes and ears open for

a. Renewal of sales of Pentasquare apartments sold in Feb this year . We do not expect a lot of premium on re-sales as more apartments are expected to be put in market in May or June this year . If a lot of apartments come on re-sale , we might even see a bit of downside.

Recommendation

a. Buy commercial for rental purpose.

b. Buy in M block Phase 5 .

DHA Phase 6

No major news expected this month for residential properties and seems like it will continue to grow steadily . The housing sector continues to grow in DHA Phase 6 and is flourishing as more and more builders move to DHA Phase 6. The residential plot prices in Blocks such as K, L  , G , C , E , F , M seem to be closing in on the gap with A, B , H and J blocks of DHA Phase 6 .

Keep your eyes and ears open for

a. The newly announced CCA 2 in D block is work in progress , presently the rates are considered low in comparison to the rates in other commercial areas in DHA Phase 6.

Recommendation

a. Buy resiential plots in D, E , F , N blocks.

b. Buy commercials in CCA 2 .

c. Buy on Mb in L block.

DHA Phase 7

DHA Phase 7 has been a good bet for many because of low rates and it continues to deliver to an investor with patience. The residential plots continue there upwards trend slowly . The big news however is the phenomenal increase in the commercial file rates in the past month or so. This has also lifted the prices of commercial in CCA 4 and Q block commercials.

Keep your eyes and ears open for

a. We still feel that the commercial up trend in DHA Phase 7 has not yet seen its top and we may see them rising once more . We will keep 250 Lacs as our top for 4 Marla commercial file and 300 lacs for a 4 marla plot which may be achieved sooner rather than later.

Recommendation

a. Buy residential if you wish to make your own house.

b. Buy commercial as we believe the prices have yet to see a top.

DHA Phase 8

DHA phase 8 is where you will see a lot of things happening. Residential plot prices have increased by at least a million in just one month and will continue to rise steadily through out 2016 as DHA Phase 8 nears possession. Z block (Ivy Green) has been a bit calmer and expects to remain this way for a few months but may just continue its slow up trend.

Broadway , CCA 1 and CCA 2 are all seeing a lot of interest by investors . Specially Broadway of DHA Phase 8 is now most definitely leading and winning the commercial race from CCA 1 and CCA 2 . This is what we predicted a couple of years ago.

Keep your eyes and ears open for

a. Possession news and rumors that may spike the rates in residential and commercial plots of DHA Phase 8 proper alike.

b. Broadway commercials is where you need to focus , we believe that instead of 8 Marla , it is time to buy 4 Marla in Broadway.

Recommendation

a. Must buy residential and commercial and hold till the possession.

b, Also highly recommended for trading purposes.

DHA Phase 9 Town

DHA 9 Town has remained on a low trend for some time now , almost an year . We believe that we will start to see an upward trend in 9 town , pushing the rates to 7 million or higher with in this year. The price increase in commercial files from merely 19 Million to 29 Million in just 2 months is the first of many surprises you will see in DHA Phase 9 Town.

Keep your eyes and ears open for

a. Commercial files have increased by 10 Million very quickly , we may yet see a bit more increase this month.

Recommendation

a. Surely a buy for a few months and enjoy a million or more on just an investment of 5.5 Million.

DHA Phase 9 Prism

What can we say , 9 Prism has done extraordinarily well since its balloting last year . However we may see things slowing down a bit this month as the prices reach a new high . Commercial in Oval , Zone 1 and Zone 2 remain as favorites for investors.

Keep your eyes and ears open for

a. We will be careful investing a lot in 9 prism , although we still feel it may tend to go up , but there is already a feeling that we may have seen the top prices.

Recommendation

a. Sell residential and Sell Commercial .

B. Do not buy in blocks such as A , B and C which are too high. We recommend buying a mediocre plot in 65 to 75 Lacs any where though in 9 prism.

DHA Phase 11 Rahber

The news about the twin roads leading to Rahber has sky rocketed the prices of residential and commercial plots in Rahber.

Keep your eyes and ears open for

a. We expect the prices to remain stable this month , we believe we have reached the top prices in Rahber as of now. However balloting news may just sky rocket the prices again , which is rumored to be this year.

Recommendation

a. Sell what you have in a good price now and may be move your investments to DHA city.

b. Files are not recommended for further buying at this price. Buy them on dips.

DHA City

5 Marla plot in just 13.25 Lacs is the most affordable plot in DHA lahore as of now. However because of the uncertainty associated with DHA city we may just see the prices flirting around 13 Lacs this month.

Keep your eyes and ears open for

a. Any rumors or announcements from DHA which may help this under dog to reach new highs.

Recommendation

a. Purchase a 5 Marla file in DHA city , its not too much to risk.
