Downtown Mall Liberty clearly stands out as one of the best investments in Lahore and tops the list of apartment projects in Gulberg Lahore. Downtown Mall liberty analysis of the entire project has been carried out with indepth study of top 10 important charactherstics that we seek in any project. Besides this we have also checked all other things related to the project including permissions from LDA etc and found them accurate.

Location (10/10)

Downtown Mall Liberty project is located at the most premium place in Gulberg main Boulevard. The location offers panoramic views on all 4 sides, liberty roundabout, Gulberg main Boulevard, Qaddafi stadium and Gulberg . It is the only apartment project as of now with such unique standing in terms of location. Just to give you an idea that 1 Kanal plot price in this area is around 25 crores, which is 3 to 4 times more than the price of the plots in Gulberg where most other apartment projects are being constructed.

Design and layout (10/10)

Design and lay out are the most important features in any apartment project as it defines the future value of the property. 4 parking areas in the basement will make sure that Downtown Mall Liberty will have enough parking room for not only the residents but also the shoppers and visitors. No other apartment project in the surroundings offer 4 basement car parks.

Everything has been catered for starting from a fitness Gym, spa, steam, sauna and the highest restaurant in Lahore is planned on the roof top. 24 hours concierge services, room services a variety of dining options in the food court and above all a 7% guaranteed rental return. Downtown Mall Liberty offers you everything you can imagine.

We will give 9 out of 10 to the developers for these awesome amenities.

Entertainment (7/10)

Being used as a hotel and fully serviced apartment, not a lot of entertainment options such as Cinema or play areas for kids are available or planned as of now.

However some great options for dining are available and it offers the highest restaurant on its top floor in Lahore.

7 out of 10 only when it comes to entertainment.

Pricing and buying plans (9/10)

This is certainly something we are impressed with, the prices are really very attractive considering these are fully furnished & decorated by wing chair.

Prices starts from 24000 per sqft for a fully furnished apartment and installment plan is available for 30 months.

The developer will take 25% balance payment on possession which is clearly a great plus because as an investor it means your financial involvement remains low.

For comparison the plot price in this area is approx. 25 crores for 1 Kanal plot so 2 Marla piece of land will cost you 2.5 crores approx. However in Downtown mall you can become an owner of a 2 Marla (465 sqft apartment) fully furnished for only 1.16 Crores.

Marketing Strategy (9/10)

Saiban developers is an experienced marketer and has been in the industry for 30 years. They reached out to the top names of real estate industry like imlaak.com , Chohan estate, eproperty, Remax  and a few others and invited us to study and endorse there project.

They were able to satisfy our standards, showed us there financials, future plans and shared marketing strategies.

The project will be properly launched after construction of the model apartment which is underway and expected to be complete in 2 months time.

9 out of 10 in this one for Downtown Mall Liberty.

Resale Value (9/10)

Once completed the Downtown Mall Liberty project is expected to have excellent resale value. Owing to its great location and rental values it will be much easier to sell when compared to other properties in the same area. In addition it will give hefty profits to the investors in years to come as there is a possibility of more than 30 to 50% increase in its prices over the next 3 to 5 years.

Construction & quality (9/10)

So far so good but we have yet to see the interior of the building so while I would have surely given it a 10, but I will wait till we see the model apartment which will be ready in next 2 months. The builders are surely making sure not to compromise on time schedules and quality. The building is earthquake proof as per international standards.

Downtown Mall Liberty scored 9 out of 10 in this one.

Developers (9/10)

Mukhtar group of companies and Saiban associates have joined hands to bring this project to life. Both these groups enjoy good reputation and decades of experience behind them. Mukhtar group of companies subsidary Mukhtar constructions is also the contractor for the construction of the project.

The plans and strategy they have adopted shows, experience being used in all the right ways. We wish them all the best for this and there future projects in Lahore.
