Phase 8 Z block IVY Green latest developments will focus on the latest infrastructural development on ground in Z block Phase 8 IVY Green. There has been a shuffle in the development of Phase 8 Z block. There are parts and portions which need acquisition. Therefore, some of the infrastructure has been changed. This will also reflect the prices of different blocks. Many people have invested in Ivy Green Z block. Phase 8 Z block is supposed to be the only gated DHA Community where one can build their own houses. This dream is becoming a reality now. They have started building a wall around the premises. In the serenity of open lands, this is going to become one of the best living options in all of DHA.

As previously thought the main entrance would be from Z1 150’ road which would lead to Z1 commercials and from thereon Z2 commercials. This has been altered, the major development that we were talking about. Now there are two entrances, one from Z6 80’ road and second from Z1 but from the road leading to the grid station. The 150’ road initially planned from Z1 has been halted due to reason known to DHA, in my opinion it can be a land acquisition issue. Some of the land in the initial master plan might not have been acquired. The image below shows the old 150′ road half constructed

This development will surely reflect on the upcoming prices. This would mean that Z6 commercials in times to come would be more expensive than Z2 commercials as they would be considered the first commercials from the new main entrance. Same would reflect in the residential prices as well.

This cluster of 104 commercial plots and 1152 residential plots would surely surpass the 67 Z1 commercials, 532 Z1 residential plots and 246 Z2 commercials along with their 139 Z2 residential counterparts. This development will not only dictate a shift in prices but also the living connotation. The future rental yields for commercials will also reflect this shift. This in turn would mean that the limited commercials near the main entrance will increase to around 25 million rupees initially and move upwards thereon. Nearing possession these commercials will be the highlight of Phase 8 Z block as the visibility of plaza’s and their brands can be seen from the main road of not only IVY Green but also the road leading to Phase 8 Z block. From the image below we can see that it’ll be the first of its kind gated community within DHA where residents can build their own house

 

The land issue on the 150’ road might be resolved in 6 months it might take 6 years no one can tell. Otherwise DHA wouldn’t have taken such a strict decision which will identify the fate of the IVY Green blocks.
