Bird Eye View: Market Analysis May 2016 DHA Lahore

First of all I am grateful for the wonderful feedback by all of you on the market analysis of April 2016 . We will continue our efforts to bring you more valuable news and analysis every month on regular basis. The market analysis for May 2016 for DHA Lahore is as follows.

DHA Phase 1 to 5

Nothing new here except that the Allotment letters of Pentasquare apartments have been issued to the respective owners and as expected a very few apartments have come on resale but the sale is slow and nothing much happening in this sector.

Keep your eyes and ears open for

Rumors are that the new apartments to be sold by DHA in June will have a higher price tag than the ones sold earlier this year. This will build a premium on the already sold apartments, but we may have to wait till the new apartments are launched and the prices are confirmed.

Recommendation

a. Buy commercial for rental purpose.

b. Buy in M block Phase 5 .

DHA Phase 6

Quite a lot happening here this past month , Firstly the map of new A block commercials, hospital and park has been issued by DHA . The CCA2 Map is changed in a surprise move by DHA , although I believe it is for the better as the new CCA 2 map is much more organized and well planed. Another big news is the launch of DHA Raya Phase 3 Villas and Commercials , you can read more about it here .

Although we feel that the 8 Marla commercial price in newly launched A Block seems to be high at 17 crores. Yet it is going to be the most happening place in times to come .

Keep your eyes and ears open for

a. The new A Block commercial , CCA 2 and Defence Raya Phase 3 will attract investors this month.

Recommendation

Our recommendations remain the same though as last month as i personally do not feel comfortable buying a 8 Marla commercial Plot for 17 crores in A block at the moment.

a. Buy residential plots in D, E , F , N blocks.

b. Buy commercials in CCA 2 .

c. Buy on Mb in L block.

DHA Phase 7

The commercial prices in DHA Phase 7 are now steady with 4 Marla averaging at 230 Lacs to 0 Lacs and 8 Marla averaging at 450 to 600 Lacs.

Keep your eyes and ears open for

a. We may see a steady rise of commercial Plots in DHA Phase 7 to our target price of 300 Lacs for 4 Marla and 600 to 700 Lacs for 8 Marla Plots.

Recommendation

a. Buy residential if you wish to make your own house.

b. Commercials can be bought for a short term trade.

DHA Phase 8

The residential plots will continue the up trend in DHA Phase 8 proper. The Z Block seems to be slowing down a bit though and will remain more steady.

Broadway , CCA 1 and CCA 2 are all seeing a lot of interest by investors . Broadway has most definitely surpassed its rivals and prices are in a steep uptrend with a 5 to 10 Million jump in 8 Marla commercial and 3 to 6 Million in 4 Marla in April , we may see it slowing down a bit in May but picking up pace again in June and July for another steep rise.

Keep your eyes and ears open for

a. Possession news and rumors that may spike the rates in residential and commercial plots of DHA Phase 8 proper alike.

b. Broadway commercials is where you need to focus , we believe that instead of 8 Marla , it is time to buy 4 Marla in Broadway.

Recommendation

a. Must buy residential and commercial and hold till the possession.

b. Also highly recommended for trading purposes.

DHA Phase 9 Town

In DHA 9 Town  the prices are rather stable and increasing slowly.  I  do believe that the prices of 4 Marla commercials have not seen the top yet and

Keep your eyes and ears open for

a. Commercial files have increased by 10 Million very quickly , we may yet see a bit more increase this month.

Recommendation

a. Surely a buy for a few months and enjoy a million or more on just an investment of 5.5 Million.

b. Buy 4 Marla commercial at 290 to 300 Lacs.

DHA Phase 9 Prism

Finally it seems like it is stabilizing, specially the over priced sectors such as A, B and C blocks are losing there upwards momentum. Buy residential plots available in 65 to 75 Lacs.

Keep your eyes and ears open for

a. We will be careful investing a lot in 9 prism , although we still feel it may tend to go up , but there is already a feeling that we may have seen the top prices.

Recommendation

a. Sell residential and Sell Commercial .

B. Do not buy in blocks such as A , B and C which are too high. We recommend buying a mediocre plot in 65 to 75 Lacs any where though in 9 prism.

DHA Phase 11 Rahber

The news about the twin roads leading to Rahber has sky rocketed the prices of residential and commercial plots in Rahber.

Keep your eyes and ears open for

a. We expect the residential plot prices to remain stable this month , we believe we have reached the top prices in Rahber as of now. However balloting news may just sky rocket the prices again , which is rumored to be this year.

Recommendation

a. Hold what you have.

b. Residential Files are almost at the top further buying at this price will surely give you profit but not anything extraordinary . So we suggest to Buy them on dips.

c. However commercial files have not yet seen the top. Price will rise from 170 Lacs to 190 Lacs this month.

DHA City

5 Marla plot in just 13.25 Lacs is the most affordable plot in DHA lahore as of now. However because of the uncertainty associated with DHA city we may just see the prices flirting around 13 Lacs this month.

Keep your eyes and ears open for

a. Any rumors or announcements from DHA which may help this under dog to reach new highs.

Recommendation

a. Purchase a 5 Marla file in DHA city , its not too much to risk.
