hi!
I have been conned by an inexperienced realter into buying a phase 7 commercial file @266 lac 3 months back just before tax issue. after reading yur blog I understand now that It was a mistake buying at that level and current price is 220 to 225 lac.Recently few files were balloted but unfortunately mine wasnt included. Now my question is should I take the loss and exit at this level or wait for things to improve? I can see it shedding lacs on daily basis. how far do yu see it falling?I fear I might remain stuck and it falls to 15 to 160 lacs? Insha Allah I will see yu too on my next visit to Pakistan as I am impressed by yur grip on the subject and will discuss future investments.

Dear Knk,

Allah has been kind to us to make good calls and judgments regarding real estate. To offer you the best we restrict ourselves to a specialized market and it has worked well so far. Phase 7 will always remain the underdog and you should be careful when investing in it. It is a good phase to trade but you require a clear market understanding.

Now that you are stuck , my best bet will be to get out of it and buy a 4 Marla commercial file of 9 Town . I have reasons to believe that 9 Town 4 marla file which has come down to 25 Million from 37 Million has a better chance of recovery than Phase 7 file.

The second option for you is to wait and hold for the ballot or prices to go up to your buying levels and sell it off.

Dear sir,

We would’ve never advised you to buy at such a price. The price now stands at 235 lacs which is good. I would advise reinvesting in Phase 8 1 kanal plot as the possession is around the corner. It would easily cover our losses and we have an opportunity that we might gain something out of it as well. 3 million however, is not a small amount but Phase 7 has always been a riskier investment because of the compromised location. It would’ve been better to buy a plot at that time and that too in Phase 6 as it is a mature commodity.

In terms of invest it was never a buyin period. It was only advisable to sell. However, as the prices overall have dipped now if we convert our investment it could be covered in our purchasing price as more lucrative opportunities float the market.
