Capt. Shahnawaz sb, Can you please help me to understand what is exact mechanism to determine a plot market value. I have a plot in phase 9 town and when I had price evaluation by telling that I want to purchase a plot in same street I was quoted a price of 75 lakh, however when I placed my plot in market through different agents, I didn’t get any reasonable offer for over a month, instead, I was given an offer of  62-65 lak max. and that seems mostly from agents themself.

Its an extremely strange situation as an overseas where buy price is so high but sell price is so low or no offer. Is it how this works normally?

Dear Abdullah,

This is an unfortunate thing, most of these agents want to buy your plot at a lower price and then sell it at a higher price in the market and no one is safe from this mafia.

You need to select a good agent who is reliable and you can trust them to find a real buyer for you.

This is very unfortunately and duggy. Overseas suffer the most and they rip them off easily by all their tricks. One of the factor of current made-up high prices.

hi, yes I agree with these false values of land and don’t know if anyone other than estate agents or blackmoney holder investors could materialize these sky-high artificial rise.

I know few of my relatives an friends who tried to sell their plots in this boom time but irony is that they could not get more than 20% of what it was back in 2019 and few could not even find a geniun buyer other than bayana deals, while these agents show the rise up to 200% in videos and in market. It might be true when you go to buy but not when go to sell!!..

Also, these real estate scientists always tell you that it is so good time to buy as well as sell, which in reality can not co-exist at same time if anyone has a bit of comon sense. If time is good to sell, obvisously can not be perfect for buying and vice versa but who can challenge them. So be careful from these mafia and stay away from buying in current market. Try only to sell with help of some professional consultant like imlak or wait for sometime particular if you are end user, market is settling day by day with less noise.

Raza Naqvi, you are being deceived if that is the case. Why don’t you get a good, trustworthy real estate agency that doesn’t pull such stunts. Or perhaps you bought property in a real estate scam which is why there was no genuine resale value? And final prices are the same whether you buy or sell, it is only dealers who deceive.

And there can be a time for both buying and selling. For example, if a person has held a property since 2016-17 and wants to sell for a profit now then sure they should but if a buyer wants to buy right now to make a profit within next year, they still can do. It depends on your scenario, right now there is still a good time for buying or selling. And market is not settling, it is back up to its normal pace of 60-100 transactions/day (in DHA at least).
