DHA Lahore Broadway Commercial A Place TO BE

Commercial investments are one of the most important real estate investments you will ever make. Commercial investments will make the backbone of your assets once ripe and offer you optimum returns. Commercial investments require a deeper pocket and are usually advisable for an experienced investor who understands the dynamics of the realty market. It is important to know that while making a commercial investment you have to be surgical in your selection and there is hardly any room for error unlike residential investments where you can be casual about your selection. DHA Lahore offers a variety of commercial investment opportunities and DHA Lahore Broadway commercial in Phase 8 is one of the many such areas you can put your money in.

So why does DHA Lahore Broad/way Commercial in Phase 8 DHA Lahore make a strong case of investment?

The answer to this may be very complicated and may take more than a few articles and a lot of on hand experience but today we will try to find out why this is one of my favorite areas for commercial property.

Town Planners Must Have Thought

While some of us do carry a belief that developers just draw a few hap hazard areas and make a few as residential and others as commercial areas, we forget that town planning is a very intricate and complex process. Town planners spend not just hours but months and months to determine the best possible layouts for every phase which DHA Lahore has developed so far.

They must have asked themselves so many questions before declaring an area commercial such as how accessible the area is, what purpose the specific market is going to achieve and which class of commercial activity this specific area will serve.

We forget some times that the success of its society is the biggest task for any developer and DHA Lahore is obviously no different. DHA Lahore has invested billions of rupees for the success of any phase and that makes them the biggest stake holder in any Phase or new development they do.

People in general perceive DHA Lahore Broadway commercial Phase 8 to be very far. In reality however Phase 8 Broadway is hardly 2.5 Km from Bhatta Chowk and Phase 1/2 of DHA Lahore. If you look at the satellite view above you will notice that it falls in the middle of the existing developed areas which are populated and the proximity from the main areas is astounding. Immediate surrounding areas of DHA Phase 8 Broadway are seemingly empty, this is because of recent possession of DHA Lahore Phase 8 – S, T, U, V, W, X, and Y Blocks (generally referred to as proper Phase 8). However all of this is going to change quickly in next 5 to 7 years because houses are being constructed in Phase 8 proper with an astonishing speed. In addition, there is a huge populous that Broadway Phase 8 can cater to namely Ex-Air Avenue, Ex-Park View, Eden City, Divine Gardens, Phase 6, Phase 7 and all other societies situated on the Airport Road. The inclusion of Phase 6 and 7 might come as a surprise to some of the readers, but it’s true and the reason behind it that CCA markets in these existing Phases are smaller, segregated and farther apart from one another which means that it cannot be a central shopping area anytime in the future. This phenomenon is in existence again due to the large size of the commercial area.

Retail vs Utility Markets Conception to Reality

If you look closely at the commercial areas developed by DHA Lahore we will see a distinct similarity as under:

  • 2 Marla sector shops for small commercial activities such as Tandoors, small hotels for labour and things to that effect.
  • Small number of 4 Marla and 8 Marla mixed CCA (Central Commercial Areas) which are mostly fit for utility commercial activities such as Pharmacies, Video shops, Upscale barber shops, Coffee shops , resturants etc.
  • Bigger commercial areas for retail outlets, some times referred to as CCA as well but will have largely 8 Marla commercials, huge parking areas and well linked road infrastructure.

DHA Lahore Broadway Commercial of DHA Lahore comes in the 3rd category where we have a large number of 8 Marla commercials, some huge parking areas and is situated right on the main Broadway which links DHA to the ring road.

In general we have seen that Retail commercial areas have ultimately bypassed utility commercial areas in terms of prices even if initially the prices were similar or lower. Planning of DHA Lahore Broadway Commercial  is undoubtedly as a huge retail commercial area for the newly developed Phase 6, 7 and 8 of DHA Lahore.

Necessity is the Mother of Invention

In order to understand this fact you will have to look at Phase 6, 7 and 8 commercial areas together as one single complex. This is not my division but it is the intention of the developers and town planners involved in these projects. There is one Golf course in Phase 6, one theme park envisioned in Phase 7 and when you look at the over all map the concept comes to life.

Phase 8 was launched in the last among these Phases, yet it is the first one from ring road and on the opening of these Phases. Lets have a look at the other commercial areas in these Phases one by one:

  • Broadway on the main artery and link to ring road connecting Phase 6 , 7 and 8 with rest of Lahore.
  • CCA 1 and CCA 2 of Phase 8 in T and W block respectively but further inside and with smaller road link.
  • MB , 4 Marla commercials all along the main road , specially suitable for services sector etc.
  • CCA 1 and CCA 2 of Phase 6 typical utility commercial areas.
  • Defence Raya Commercial are suitable and viable options for retail commercial activity but limited in number.
  • CCA 1 to 5 of Phase 7 fall too far behind to be anything else than utility markets for future.

Time is Money

Phase 8 DHA Lahore Broadway Commercial has been under possession for some time now and is still going through its development phase. It will certainly take a few more years but the time is running out fast and the trend is setting in, very soon we will see it as a thriving retail commercial area.

Patience is the key though and in real estate delays are very normal. We can predict an over all time frame but no one can make an exact guess, so even if you invest now kindly remember that you may have to wait a year or two before you see things moving in the right direction. Although i do believe that Broadway commercial of Phase 8 in DHA Lahore will achieve its targets before our expectations.

In the not too Distant Future

It is time to find out how we see DHA Lahore Broadway commercial Phase 8 developing in the next few years. First of all I expect rapid development as there is already a lot of commercial activity in place and it is now going to move from development phase to maturity. Technically this can take any where between 5 to 8 years and even some more time to become a landmark shopping area. However this is a great time to invest for those who are looking forward for a great rental property for retirement.

Please remember that the analysis mentioned below and the timelines may vary 10 to 20 %. In other words it may take it a year or two more or less but it will eventually reach its potential in the next decade.

Invest or not to Invest

Broadway commercial investment in Phase 8 of DHA Lahore is not for everyone. While it might suite some it may not be feasible for others to invest in it. In addition it is also very important that you understand how you can achieve the maximum profits while keeping your investments safe and ensuring that you get best possible Capital Gains. In general if you are some one with more than 200 to 300 Million for real estate investments and you are not looking for short term gains, 8 Marla plots in DHA Lahore Broadway Commercial is the place where yous should look into immediately. On the other hand if you have 100 to 200 Million than you should eye 4 Marla commercial plots in Broadway commercial Phase 8. However if you have less than 100 Million I will generally refrain you from investing in it but best is to give me a call and come over for a consultancy session to find out if you should invest or should not.
