Analysis of DHA Lahore Apartment Projects
DHA Lahore was not known for its apartment projects but even this mega developer has followed the demand and moved into developing apartment projects. Although most of the apartment projects started in DHA Lahore are joint ventures with other developers who have more experience in the high rise sector. Three apartment projects launched by DHA Lahore in the order of launch so far are:
- Goldcrest Mall & Residency in Phase 4
- Pentasquare Apartments in Phase 5
- Defence Raya Condominiums in Phase 6
Apparently they all seem to be similiar apartment projects but in reality they are very different and offer different amenities and life style. We will be comparing these 3 projects so that you can easily decide which one suites you the best.
Goldcrest Mall & Residency in Phase 4
Goldcrest Mall & Residency is the first of its kind and still the only project which is a mixed use building. So if you own an apartment here you get to enjoy everything in the same building including the experience of the biggest shopping mall till to date in DHA Lahore, Kids play area, super cinema, roof top dining and every other thing you can expect in a luxury serviced apartment building.
This is probably the only project out of all other projects of DHA Lahore that really is a serviced apartment building. It also enjoys the best location of all 3 projects and next to the bustling Phase 3 of DHA Lahore.
The commercial area is already operational and the apartments are expected to be fully operative within 2020.
Pros and cons
As already said it is a luxury serviced apartment building and you will experience lifetsyle similar to a luxury hotel and enjoy every facility under the same roof.
This includes a great shopping experience and that you can go in your pajamas and get what you need, eat what you want or just take the elevator down to the sauna wrapped in robes.
The comfort of living in a building which offers you everything under one roof is truely luxurious and unmatchable. In addition house keeping and room service may as well be offered by the management or the resturants opening up in the Mall.
Goldcrest Mall also has the best location and surrounded by lively neighbourhood of Phase 3 and 4 of DHA Lahore.
Penta square in Phase 5
Penta square is a complex of 7 buildings with shared amenities in the heart of Phase 5 of DHA Lahore. It consists of 5 buildings of apartments, 1 for amenities such as gym, spa etc and one building which will host a shopping mall. It also has a office block which is available only on rental purposes.
Besides having its own garden it is complemented by the J block park of Phase 5. It offers luxurious lifestyle and a lot of shared facilities within the complex such as a a gym, sauna and a jogging track etc.
The project will take approx. 2 years for completion.
Pros and cons
These apartments are more like condos and while you enjoy a luxury lifestyle, you miss out the leisure of enjoying everything under one roof. However it does offer some extras to accomodate for that with its jogging track and garden facilities.
The cinema is missing in the mall which obviously is a big thing these days. However living in Penta square will be more like living in a house, if that is your thing with some extra management services and more in terms of shared spaces.
The location although very premium in Phase 5 is generally average when it comes to DHA over all.
Defence Raya Condominiums in Phase 6
Recently launched condo apartments are located in Defence Raya Golf Course and some of its apartments enjoy the beautiful view of the golf course. It consists of 3 buildings offering 1, 2,3, 4 bed and penthouse of various sizes with private balconies and shared terraces and garden. the installments have to be paid over a period of 3 years in 11 quarterly payments.
The entire community is supported by the country club and a huge commercial area Raya fairways along with a planned shopping mall.
Presently only 3 towers are launched with a total of 150 apartments but in future they have a plan to launch more than a 1000 of such units. The exterior of the building looks very chic and modern.
The project is on installments and will be completed in 3 years.
Pros and cons
Again being a condominium it has limited services and much more suiteable for long term tenants wanting to use it as a single family house. The hall mark of this project is its location and views of Golf course which are obviously the biggest plus. The club also complements this project but you need to buy the membership sepeartly which I believe should have been offered free of cost along with the apartment.
Although the location is awesome, however it is furthest away in DHA as well.
All these 3 projects come with there different life style so which one is best for you?
If you are talking about Raya condos or Penta sqaure than you should compare them directly with living in a house with some additional features and services while compromising on bits of privacy and owning an independent home. In terms of Goldcrest we see a complete change of lifestyle and totally a different experience than living in a house.
These luxury apartments come at more or less the same price as the houses in the same area specially in terms of Penta square and Goldcrest and some times much higher as in terms of Raya condos. Where as the cost of the house of 10 Marla in Phase 3,4 and 5 is between 30 to 40 million while in Phase 6 Raya you can get it in 18 Million only.
The luxury DHA Lahore apartment projects are not a cheap alternative to independent housing units, instead they all offer an alternative high end and modern life style.
Well it all comes down to your personal preferences, where do you want to live?
- If you are a golfer or visit Lahore often to play golf than ofcourse Raya condos are the best choice.
- However if you are a businessman or an expat looking for a holiday home I believe Goldcrest wins the crown with every facility under one roof.
- Similarly if you want to keep an apartment for your valued guests or other professional meetings Goldcrest is again at the top.
- If you want to live there along with family specially children than Penta square takes the lead.
- If you want to use it as a retirement home, your first priority should be Goldcrest unless you are a golfer than obviously there is no second opinion about Raya condos.
- Finally if you are looking for rental income, Goldcrest is again your choice no 1 because of its location and that it is almost ready for possession.
In short for golfers Raya condos are the best choice because of its location on the Golf course, for families with children who want to live for long term Penta square comes on top because of its location, kids areas and parks and finally for holiday & retirement homes, second home, professional meet up or rental purposes Goldcrest takes the lead.
