The post pandemic world is going to change a lot of things and real estate is one of them. In Pakistan. Government has taken a bold step by initiating a construction relief package . This Package is going to have a positive impact on the property sector. This is bound to increase the plot buying activity in DHA Lahore. In todays guide we will tell you about best areas to buy plot in DHA Lahore.

Before this economic package, general perception was a reduction in real estate prices. However the Government allowed investors to put there money in construction projects without declaring source of income. Additionally it reduced taxes on transfer of property and on builders, developers etc.

This package has reversed the perception and sentiment of the market, which is now exactly the opposite. It is now safe to assume that in the next few months property prices in construction projects such as apartments, plots on installments etc and in developed areas is going to go higher.

Our real estate market in Pakistan is usually driven more by sentiment than logic. However in a situation like this when both are pointing towards an uptrend it is hardly left to any arguments.

The over all package is designed in a way to benefit developed areas by default. As you can only avail source of income amnesty if you carry out construction or invest in a construction project. This includes projects such as plots, apartments, houses, shops on installments directly from the developer.

Its not all loom and gloom for under developed areas as well. The stamp duty has been reduced to 1%, which is a massive plus, meaning thereby that the transfer costs will reduce by 30 to 50% .

The Ranking System

Today we will take a look at top 9 areas to buy plot in DHA Lahore for investment in 2020.  The ranking in this article is not based on capital gains alone but on 3 factors as under:

  1.  Areas where you can construct a house as builder and sell it on a better profit as per the relief package.
  2.  Plots which will give you better capital gains in an earlier timeframe.
  3.  Phases which offer better appreciation in houses and are suiteable for building your own house.

So we will rank these 9 areas one by one depending on how much utility they offer in all 3 factors. So if one area offers capital gains but lacks in other two factors it will be ranked lower. 

Let us now have a look at various areas of DHA Lahore rank wise.

9. DHA Lahore Phase 1 to 4

These 4 Phases of DHA are already developed and are least responsive to any uptrend or downtrend. Even during the past few years we have not seen these phases lose there price value. Although you can expect a small upward trend but it will remain insignificant.

Phase 1 to 4 will not give you huge capital gains or great sale value on homes. However these phases are good for constructing your own houses, that is why they are ranked as no 9. 

Advise to buy plot in DHA Lahore Phase 1 to 4

I am not expecting any capital gains in these areas in 2020 so they are only good if you want to build a house for yourself or for resale. However although it is possession area resales are slow. Phase 1 to 4 directly compete with Phase 6, 7 and 8 of DHA Lahore that is why it is no 9 in our list.

8. Z Ivy Green Phase 8 DHA Lahore

Phase 8 Z Ivy Green DHA Lahore is an underdeveloped area. This is the only reason it is so low in our list of best places to buy plot in DHA Lahore. However it will get the advantage of the lowering of stamp duty to only 1% and therefore has made its place in our list in the first place. It offers, 5, 10 and 1 Kanal plots besides 4 and 8 Marla commercials.

The price of 5 Marla plots vary between 3 to 6 Million. A lot of development work has been done but DHA is lagging in giving exact time for its possession.

The reason it is at No 8 is that it is fit only for low budget investments. Additionally you can not build house for resale or for your own living as it is not under possession yet.

Advise to buy plot in Ivy green Phase 8 DHA Lahore

If you want to invest in 5 Marla plots than Ivy green Phase 8 DHA Lahore is pretty suiteable. Although not expecting much gains in 2020. However, it will give good comparative gains in a year or two near possession.

7. DHA Rahber Phase 2 Ext

The ballot has happened and the plot prices are almost same as the file price now. If we compare the price with Rahber Phase 1 and 2 we can easily make it out that it should eventually gain 1 to 2 Million easily in 2 to 3 years time frame. Considering that you only need 3 Million to invest it is suiteable for low budget investors who want to secure a plot in DHA Lahore.

This area is non possession and only good enough for capital gains. It does cover small invetsments and that is why ranked no 7th in our list.

Advise to buy plot in DHA Rahber

It is a non possession area so gains may be minimal during 2020. Considering the prices in developed areas around it we can expect a gain of 1 to 1.5 Million in 2 to 3 years time.

6. DHA Lahore Phase 9 Prism

The only reason DHA Lahore 9 Prism is at no 5 in our list is because it is still not developed. We do not have a clear deadline about its possession therefore while it will perform well in 2 to 3 years near its possession for now we do not expect much to happen here in 2020.

When it comes to purely capital gains in coming years I would have ranked it higher than Phase 7. However as 9 Prism wont deliver much in 2020 and Phase 7 can be used to build and sell a house in 2020 so it is ranked lower.

9 Prism may be a great option for capital gains in years to come. However in the present scenario, due to its possession status it is ranked at no 6. 

Advise to buy plot in DHA Lahore Phase 9 Prism

As this Phase is not covered in the Govts Relief package you should only buy a plot in 9 Prism if you want to target its possession in 2 years time approx. It is best to buy in upper portions for now such as A, B, C , D , F Blocks etc.

It is also suiteable for lower budget investments as it offers 5 Marla plots in the range of 4 to 5 Million.

5. DHA Lahore Phase 5

Price of plot in Phase 5 DHA Lahore is already higher than other areas. Although we may see an increase in demand of plots in DHA Lahore Phase 5. The availability of plots in DHA Lahore Phase 6 , Phase 7 and Phase 8 for construction purpose at an average  25% to 75% less will keep a check on its prices.

However Phase 5 offers some wonderful opportunities for builders who wish to invest in construction. This is exactly why Phase 5 is at No 5 becuase it has huge potential of new home sales.

Capital gains in plots may be limited in Phase 5 DHA Lahore. However it fulfills all 3 of our ranking factors. Additionally there is a possibility of increase in price do exit. Additionally you can make money by constructing a house for resale or just build one for yourself. 

Advise to buy plot in DHA Lahore Phase 1 to 5

  1. Builders: Phase 5 is suiteable, if you wish to make and sale your house in 2021 or 2022. A lot of people love to live in Phase 5 as it is the most modern, developed and populated Phase of DHA Lahore till to date. I will  advise that you should buy plots in the range of 350 to 400 lacs for 1 Kanal. In addition building a 2 Kanal house in Phase 5 is a better idea than 1 Kanal as our statistics show that the profit margins on a 2 Kanal house are better.
  2. Home owners: Phase 5 DHA Lahore is optimum choice for home owners. It is a populated phase and as of today it is even better than Phase 6 and phase 8 for living purposes. So feel free to make Phase 5 your new home and enjoy everything that comes along with it.
  3. Investors: Although there is a chance that the prices may go up but i doubt it, so if you just want to invest than it is just better to go to other areas mentioned below.

4. DHA Lahore Phase 7

There are a lot of reasons why DHA Lahore Phase 7 is not on the top of the list if you want to buy plot in DHA Lahore in 2020 for investment. However when it comes to house owners, I have always preferred it for any one with a limited budget. After all it is DHA and it will have all amenities that are in Phase 5, 6 or 8.

Here you can build a house in half the price of Phase 6 and 8 and save a lot of money. The money you save can be invested in other areas with better returns. It fulfills all 3 ranking factors although I see limited capital gains but it competes fiercly  with Phase 6 & 8 in other two factors. 

Advise to buy plot in DHA Lahore Phase 7

  1. Builders: Build a house in P,Q,R,S and T blocks only for sale in 2021 and 2022. Phase 7 does offer good returns for builders and we can already see few of them prefering to buy plot in DHA Lahore Phase 7 for a house costing between 3.5 to 4.25 Crores.
  2. Home owners: Again I will only recommend P,Q,R,S and T blocks in Phase 7 DHA Lahore for living as of now.
  3. Investors: Phase 7 is not recommended for purely investment purpose though. It has shown average gains over the past few years owing to the large number of availability of plots I believe the prices wont show any huge upside even in 2020 or beyond.

3. DHA Lahore 9 Town

The reason 9 Town is at number 3 is because it is the only option for small investments. Plots in 9 Town DHA Lahore range between 4.5 to 8 Million. It consists of 5,8 and 10 Marla plots. It is in possession and therefore enjoys the source of income amnesty given under construction package.

9 Town is already a favorite of builders, however house sales have been slow so far. This will eventually pick up as more families move in 9 Town.

Due to its smaller 5 Marla plots, it will fill up faster than other phases. The chances of capital gains and earning from building a house are better than Phase 7. This is yet another area which passes our all 3 ranking factor and why ranked at No 3. 

Advise for buying plot in DHA Lahore 9 Town

  1. Builders: It may be a good idea to build a house for sale purpose in A,B & C blocks. I will suggest that you start construction just before Dec 2020 and take your time to finish it, However if you are a
  2. Home owners: A,B, C & some portion of D block are very much livable now. If you are looking to build your own hose than this is the place to be.
  3. Investors: 9 Town is also ideal for purely capital gains. The price is stable as of now and at the lower end of the spectrum.

2. DHA Lahore Phase 6

Phase 6 of DHA Lahore is only second to Phase 5 when it comes to building your house. Plot prices in DHA Lahore Phase 6 are between 1.6 to 3.75 crores. Phase 6 DHA Lahore is completely developed and is the favorite of commercial builders. Almost  70% of the new houses being constructed by builders are in Phase 6 of DHA Lahore.

This indeed is a great opportunity to buy plot in DHA Lahore Phase 6 to construct your house or just to invest. In my opinion Phase 6 of DHA Lahore is safest if you plan to build and sell your house on profit and in that context even better than Phase 8 DHA Lahore. Saying that I do believe that the price appreciation may not be as much as Phase 8 of DHA Lahore.

If you are unable to decide where to invest, you can take a chance with DHA Lahore Phase 6. It successfully passes all our 3 ranking factors and has a better chance of capital gains than most of the Phases. Additionally it is no 1 in my opinion for new house sales. 

Recommendation to buy plot in DHA Lahore Phase 6

  1. Builders: If you are a builder and want to make a house and sell it in 2021 or 2022. I will recommend that you do not go for high end blocks such as A, B, C, H & J. Instead you should try to look at those blocks where you can find plots in the mid range of 170 to 250 Lacs maximum. If you want to sale your house in the coming years you must make sure that the final price of the house is reasonable enough to attract as many buyers as possible. It is my understanding that we may have a housing surplus in Phase 6 going in 2021 and 2022 and the market will be very competitive.
  2. Home owners: If you want to construct your own house than it is always better to go to the best possible block. When it comes to DHA Lahore Phase 6 plots, I believe, H, J, C , K and L blocks to be best. Although some portions of K and L block may not be suiteable but we are talking about those areas which are right next to Golf Raya. Other premium blocks such as A and B are not bad either and at the end of the day it is your personal choice.
  3. Investors: If you are neither of the above and just want to buy a plot in DHA Lahore Phase 6 for the purpose of investment and capital gains than you should look at plots in the range of 220 to 260 Lacs. You will be able to find good mid range plots in this budget in good locations as well. I will recommend select areas in C,D,G,J,K & L blocks for purely investment purpose.

1. DHA Lahore Phase 8 Proper

Phase 8 DHA Lahore is probably the best over all in terms of investment in 2020. It is a complete all rounder as the prices are still lower than Phase 6 and the location far superior. DHA Lahore phase 8 proper give you both capital gains and a chance to avail the relief given in construction package.

It has been a few years since the possession of plots in Phase 8 DHA Lahore. Now we can see a lot of construction of new houses mainly by the house owners. However it wont be long before the builders start taking interest in the Phase and already we can see some houses for sale in Phase 8 DHA Lahore.

Present plot price in DHA Lahore Phase 8 is at an average 5 to 7 Million lower than it was in 2016. This is very important to keep in mind as I believe it has all the potential to gain back the lost grounds in the present scenario. Even if it does not gain all of it instantly, it is likely to gain over a period of time and go higher than Phase 6.

Phase 8 proper DHA Lahore in my opinion has the best chance in the present scenario. Not only it passes all three factors we considered for ranking, the present status of Phase 8 is also very ripe for investment. Phase 8 proper of DHA Lahore is without a doubt our no 1 Phase to buy a plot in DHA Lahore.

Advise to buy plot in DHA Lahore Phase 8 Proper

It should be your first priority if you are looking for genuine capital gains. However it is also suiteable for commercial builders and genuine investors as long as they follow our suggestions:

  1. Builders: If you are a builder, you should buy best plot in Phase 8 proper to construct a house. These areas include, W, T and portions of U and V blocks. It may be a good idea to start your construction as per the relief package and finish it before September 2022. This will give you good returns on your investment. Also Phase 8 will be even much more developed and livable by than.
  2. Home owners: When it comes to buying in DHA Lahore Phase 8 plots. I believe plots in T,U,V,W and X are all good enough to buy as long as you stay away from Graveyards, ring roads and High tension wire. This high tension wire is passing through certain areas of U and V blocks. In general Phase 8 has the best location among all Phases and will fare pretty well in future.
  3. Investors: As an investor it is much safer to go for mid range plots anywhere between 190 to 230 Lacs in good portions of U and V block. These mid range plots will probably give you a better ROI in days to come.
